General - Gopsall Cottage is an exquisite period cottage which has been improved and extended with great sensitivity over the years. The cottage was originally part of the historic Gopsall Estate and we understand that the present kitchen was used as a Chapel for the estate workers. There are an abundance of original features including beamed ceilings, inglenook fireplaces and latched doors. The accommodation briefly includes a welcoming sitting room with wood burning stove, a snug, garden room and living kitchen. On the first floor there is an impressive master bedroom suite, two further bedrooms and a library. There is space for a fourth bedroom and indeed Granny Annexe.
Location - Gopsall cottage is set in the idyllic and unspoilt hamlet of Bilstone some four miles to the North of Market Bosworth. There are some lovely walks from Bilstone across meadow land and along the River Sence towards the neighbouring village of Congerstone. Between the villages of Congerstone and Shackerstone there is a highly regarded primary school and in both villages there are popular public houses. In the historic town of Market Bosworth there are some interesting shops and restaurants overlooking the Market Square, a marina and a number of sports clubs. Market Bosworth is also home to the famous Dixie Grammar School and the highly regarded private school of Twycross is within easy reach. There are excellent motorway connection via the M42 and M1. Birmingham and East Midlands Airports are both within easy reach.
The Cottage - The accommodation is arranged over two floors as follows.
Front door into
Entrance Hall - Understairs storage cupboard and doors to the snug and sitting room.
Snug - 9'2" x 9' (2.79m x 2.74m) - Ornamental cast iron fire surround, beamed ceiling, quarry tiled floor, central heating radiator and door to rear hall. This is also used as an OFFICE.
Rear Hall - 12'10"max x 8'3" (3.91m x 2.51m) - Beamed ceiling, quarry tiled finish to floor, doors to courtyard and enclosed staircase rising to first floor. Doors to the utility room, living kitchen and sitting room.
Cloakroom - With a low flush lavatory, square wash hand basin, tiled finish to floor and tiled splash backs.
Sitting Room - 17'5" x 12'8" (5.31m x 3.86m) - A charming room, the principal feature of which is the inglenook with brick built fireplace housing the 'Clearview' wood burning stove. There is an oak boarded floor, beamed ceiling, two central heating radiators and french doors opening into the garden.
Living Kitchen - 20' x 12'8" (6.10m x 3.86m) - This is very much the heart of the house. There is an inglenook housing a cream rayburn with cooking plate, single oven and warming oven. There is a belfast sink and a dresser unit with a painted front and polished granite work surface together with another cupboard which also has a polished granite top. Bedroom Three - 14' x 10'7" (4.27m x 3.23m) - This room is full of character a particular feature is the large chimney breast. Fitted cupboard with mirrored fronts. Central heating radiator.
Family Bathroom - Suite by 'Heritage' comprising a panel enclosed bath with a shower mixer tap, wash hand basin, low flush lavatory, large shower cubicle with doors. The walls are fully tiled and there is engineered oak flooring. Central heating radiator.
Outside To The Front - A privet and hawthorn hedge run along the front boundary. Double gates open onto the stoned parking area, opening off which is the Double Garage.
Double Garage - Electric up and over door and personnel door to the garden.
Frontage - A path leads to the front door with lawns to either sides. The front garden is planted with orange blossom and apple trees. Two climbing roses, a wisteria and clematis have been trained up the front of the house, providing dramatic colour during the flowering season.
The Garden - There is a pretty, landscaped garden to the rear of the cottage. Adjoining the cottage, there is a terrace paved with hand laid blue brick surface. There is also an impressive water feature and decked seating areas. There are lawns running over two levels with mature flower and herbaceous borders running around the perimeter. The garden is enclosed by mature holly and privet hedging ensuring a high degree of privacy.
Rear Garden - There is outside access to the balcony via a fixed ladder. A painted hut with seating is included in the sale at the top of the garden.
