**Superb village building plot **Rare opportunity **Consent for a two bedroom house **Approx 80sqm (860 square feet)
General - It is rare for a single building plot to come to the market in Great Glen. Planning permission has been granted for the construction of an impressive contemporary house with a floor area of approximately 80sqm (860 square ft). The plot is located on the corner of Cromwell Road and Halford Close. The plot has an overall area of approximately 309 sqm.
Location - Great Glen is located to the south of Leicester. There is a useful range of amenities in the village including a Health Centre, shops, public houses, church, village hall, library, a village Primary School, Leicester Grammar School and Stoneygate Prep schools. There are excellent public transport links to Leicester City Centre and the popular town of Market Harborough and the amenities of Oadby are within easy reach by car. Great Glen also benefits from a by-pass. Both Leicester and Market Harborough have fast train link services to London St Pancras International. (approx journey time one hour).
Planning - Planning permission (Ref: 17/01241/FUL) was granted on the 9th November 2017 for the "erection of a detached dwelling and two storey side extension to the existing house (45 Cromwell Road) with associated parking. (Revised scheme of 17/00603-FUL). The planning consent can be viewed in its entirety on the Harborough District Council website. There are various conditions in the permission, which the purchasers will be responsible for complying with. Any prospective purchaser who wishes to make changes to the planning consent, should speak to the Council to establish whether the proposals are likely to be acceptable. In addition to the conditions contained in the planning consent, the owner has a number of other requirements as they will continue to reside next door.
Conditions - No work will be allowed on site on Sundays and work must be finished by 3pm on Saturdays and 6pm on weekdays. Any changes to the plans must be approved by the vendor, as again they need to protect their own property. The build must be finished within 18 months of the sale completing. The purchaser is responsible for clearing the site including the removal of the existing shed.
The House - The rooms are generously proportioned and indeed, there is potential to rearrange the space and create a 3 bedroom house. The accommodation will include a reception hall, cloakroom, lounge and living kitchen. On the first floor there are two large bedrooms and a bathroom.
Services - The purchasers should make their own enquiries as to the location and adequacy of services.
